Cheryl Yu is a Senior Associate at RCR Lawyers who has been practicing solely in Property and Commercial Law since her admission as a legal practitioner in 2014.

Cheryl takes a commercial, practical and cost-effective approach when providing tailored legal advice to her clients whilst taking into account her client’s businesses, concerns, goals and needs.

Given her local and overseas experience in Property Law and her proficiency in multiple foreign languages (namely, Mandarin, Cantonese and Malay), Cheryl is able to appreciate the cultural differences between Australia and foreign countries and communicate effectively with her local and foreign clients.

Some of the recent matters that she has worked on include:

  1. Acting in the acquisition of a commercial building in the Brisbane CBD with purchase price in excess of $80 million with over 40 leases;
  2. Acting in disposal of retail shopping centre in excess of $35 million;
  3. Preparation, negotiation and finalisation of child care centre leases and petrol station leases;
  4. Dealing with dispute between client and neighbouring land owner in relation to access, nuisance and boundary encroachment issues; and
  5. Preparation of watertight contracts and special conditions for mortgagee-in-possession exercising its power of sale.

 

Experience

  • Acquisition and sale of retail centres, commercial buildings and industrial warehouse, from the preparation and negotiation of the contract of sale and special conditions, due diligence investigations and bringing the acquisition or sale to completion;
  • Acting for landlords and tenants in leasing transactions and disputes for retail, commercial and industrial premises;
  • Acting for developers of residential, commercial and mixed-use off-the-plan developments;
  • Acting for developers of off-the-plan vacant land and house and land developments;
  • Acting for liquidators or mortgagee-in-possession exercising its power of sale; and
  • Acting for developers in acquiring and disposing of development sites through contract or option.
